Alterations to your Home
At some time you may decide to make changes to your home. Because alterations may affect not only your own home but also your neighbour's home or the immediate surroundings you will need to obtain our permission before the work can go ahead.
You may also need approval for your proposals from the local authority's Planning and Building Control Departments.
If you do not receive the necessary approvals beforehand you may have to undo the alteration and restore the property to its original condition!
If these various consents are not obtained it may also cause you difficulties in the future if you decide to sell your home so if in doubt make the necessary enquiries before starting the work.
Selling your Home
If you decide to sell your home ensure that your solicitor advises the Association of the change of ownership. This will allow us to calculate any outstanding shared charges and to send you a final account.
Letting your Home
If you decide to sub-let your home you should tell us so that we know who to contact in the event of an emergency arising in or around the property. You should also tell us where accounts for shared charges should be sent as responsibility for payment of these accounts will remain with the homeowner.
Services for Owners of Flats
If you own a flat you will be included within the Association's Management Service and this covers the management of shared repairs and maintenance to the common parts of the building, roof, walls, stairs, gutters, etc and adjoining common land.
The services provided under the service include:
Arranging Common Buildings Insurance to give all owners peace of mind that all flats within the vicinity of your home are adequately insured for structural damage or any other emergency situation that might arise.
(Contents Insurance should be arranged by the individual owners although the Association is able to provide information on Contents Insurance.)
Providing access to the Association's out of hours Emergency Service to deal with any emergency repairs that are required to the common parts of the building.
Arranging for invoices to be issued twice yearly for all common works and collecting payment from owners.

Care & Repair
The Association manages the Care & Repair in East Dunbartonshire service on behalf of the local authority and the service is available to elderly and/or disabled persons, subject to certain age criteria to enable them to continue to live independently within their own home.

Mortgage to Rent Scheme
The aim of this scheme is to help owners who are in danger of being made homeless due to legal action that threatens their home.
The scheme helps by offering households the flexibility to change the tenure of their home from ownership to a tenancy.
Before applications can be considered for the scheme the household must have received advice regarding their other options and the Citizens Advice Bureau can assist with this.
Mortgage to Rent is not necessarily the best solution for everyone but more information on the scheme can be obtained either from the Association or CAB
